STAGING is the technique used by ASP's (Accredited Staging Professionals) to create a calming atmosphere in a home by highlighting the property's strengths and minimizing the weaknesses.
When a buyer pulls up outside your home they notice every detail. They notice the waterhose outfront, the stains on the driveway, and the weeds in the flowerbed. Even the smallest detail can affect how a potential buyer sees your home. Here are a few tips that can help give your home more curb appeal out front and add more chic to the inside.
For the Outside: * Mow lawn frequently (tall grass reminds buyers of yard maintenance) *Add fresh mulch to flower beds and remove all weeds. *Add vibrantly colored flowers to the front of the home. *Clean driveway of all stains *Remove any algae stains from roof (adds age to the roof in the mind of a buyer) *Take trash out the morning of collection and put cans away quickly after pickup *Clean windows
For the Inside: *Clean the carpets *Add a fresh coat of paint to the walls (nuetral is best) *Put away clutter & knick knacks (you want a buyer looking at your home, not your collections) *Keep family photos to a minimum (remember the buyer needs to think of his family in the home) *Take the pets with you (some people are afraid of animals...it can also be a turn off to some) *Open blinds/curtains ( makes rooms appear larger in natural sunlight) *Clean out closets (people like closet space and need to be able to see the space) *Repair leaky faucets (reminds buyers of maintainence) *Try to allow the home to be shown as much as possible (some people make quick decisions) *Heat/Cool home as needed even if unoccupied (you don't want buyers running through your home because it is too hot/cold to look around
